CAFE RETAIL FITOUT BILL OF QUANTITIES TEMPLATE
For a 2,000 sqft cafe. Real itemised cost data from Design Pulley (Akash), an interior design and build studio run by IIM Ahmedabad graduates. www.designpulley.com. May 2026.
This is not a generic industry estimate. The detailed cost-per-sqft breakup below was shared directly by Akash at Design Pulley, based on real fitout projects they have executed. Use this to sanity check any quote you receive before signing a fitout contract.
Real Reference Points -- With Context
| Reference | Rate / Sqft | Context |
|---|---|---|
| AB Coffee | Rs 1,500-2,000 | Standardised layout, office tech park locations. Lower cost due to repeatable design and simpler site conditions. |
| Boojee Cafe | Rs 3,000 (estimate) | Upper-functional / design-led independent cafe. This is an estimate, not an audited actual -- treat as indicative, not exact. |
| Full Premium Range (Akash, Design Pulley) | Rs 3,000-4,500 | Detailed itemised breakup below. This is the most granular and current data point in this template. |
Important: Boojee Cafe at Rs 3,000/sqft is positioned at the UPPER END of the functional-to-mid tier, not as a "mid-range" benchmark. The detailed premium breakup from Akash (Rs 3,000-4,500/sqft) is a separate, more design-intensive tier above this.
Detailed Cost-Per-Sqft Breakup (Premium Tier)
Source: Akash, Design Pulley -- itemised data shared directly. Total range: Rs 3,000-4,500/sqft.
| Line Item | Rs / Sqft | On 2,000 sqft | Notes |
|---|---|---|---|
| Finishing works (partition, paint, tiling, ceiling, glass) | 900-1,300 | Rs 18-26L | Largest single line item |
| Movable furniture (chairs, tables, counter top, sofa) | 700-1,000 | Rs 14-20L | Second largest. Do not under-budget here. |
| Facade, ACP, signage | 250-400 | Rs 5-8L | Can vary significantly by spec |
| HVAC | 350-450 | Rs 7-9L | |
| Electrical -- internal wiring, DB, switchboard | 200-250 | Rs 4-5L | |
| CCTV, fire, PA (excl. sprinkler) | 200-300 | Rs 4-6L | |
| Lightbox -- display, graphics, vinyl, props | 100-250 | Rs 2-5L | Visual storytelling elements |
| Electrical -- all types of lights | 100-200 | Rs 2-4L | |
| Civil works (cleaning, brickwork, debris removal, demolition, PCC, RCC) | 100-300 | Rs 2-6L | Wide range -- site-dependent |
| Miscellaneous | 100-200 | Rs 2-4L | |
| TOTAL | 3,000-4,500 | Rs 60-90L | Sum of line items above |
Finishing works and movable furniture together account for roughly 55 to 60% of the total budget in this premium tier. These are also the two line items that most directly affect what a guest sees and feels. Civil works has the widest range (Rs 100-300/sqft) because it depends entirely on the existing condition of the site -- a bare shell costs far less to prep than a space requiring demolition of prior fitouts.
How to Use This Template
-- Scale by area. For a space other than 2,000 sqft, multiply each per-sqft rate by your actual area to get item-wise and total budgets.
-- Compare any quote against this breakup. If finishing works or furniture is priced far outside Rs 900-1,300 and Rs 700-1,000 per sqft respectively, ask why before signing.
-- Site condition drives civil works cost more than design choices do. Get a site inspection before accepting any fixed quote on this line item.
-- Always add a 10-15% contingency on top of any quoted total. Site conditions, structural surprises, and design changes during execution are the norm, not the exception.
